• No laundry on site. There are laundromats nearby if needed.
• Guest Number: Only the number of guests stated in your reservation are allowed to be at or in the property at any time without express written approval of property owner. If you exceed the number of guests you book for, there will be a $100 fine per person per night. No parties or gatherings. Noise monitors inside house. Violations will be met with applicable fines & eviction.
• Pets: If you are bringing your fur child, there is a $135 pet fee, per pet. No cats. Max 2 pets only if under 30lbs. Please be sure to read Pet Rules in the House Rules section. There is a dog bed on the closet shelf in the bedroom closest to front of house.
• Early Check-in: Early check-in at 1pm may be available in certain situations upon request. The early check-in fee is $60.
• Starter supplies of toiletries are provided, along with extra toothbrushes and razors in case you forget them! However if you are here for a longer stay, you will likely need to make a short trip to the grocery to replenish paper products.

• Checkout: before 10:00 AM
• Maximum guests: 6
• Only the number of guests stated in your reservation are allowed to be at or in the property at any time without express written approval of manager ($100 fine/night per guest over).
• No parties or gatherings. Violations will be met with applicable fines & immediate removal from the property.
• Picture ID and phone number must be provided to the host at time of booking
• No smoking in or near the house ($1000 fine) $25 fine per cigarette butt left on the property
• No illegal substances on the property
• Motion activated security cameras with audio and visual capabilities are present around the exterior of the property for safety and liability purposes. Inside, a single smoke and decibel sensor alerts us if either goes over the limit. It has no camera and records no audio. Please do not remove, cover, or disable either one. Tampering with safety devices is grounds for cancellation.
• Booking guest must be 25 or older and must be personally staying at the property for the entire reservation
• Stays over 3 weeks have an additional cleaning fee of $65 that will be collected after booking
• Cleaners charge a $50 fine per 30 minutes guests are late to check out

Pet Rules

• No cats. Max 1 dog 80 lbs (unless under 20 lbs or have host approval for 2). The pet fee is added to your total when you add your pet to the reservation prior to booking. A second approved pet is an additional $135.
• No aggressive or guard dog breeds.
• Pets cannot be left alone for extended periods of time
• Absolutely no pets on any furniture (any damage, cleaning, discoloration, or other invoices received by cleaning company resulting from violating this rule will be billed to guest. If furniture or other items are damaged beyond repair, guest will be billed up to a max amount equal to the replacement cost of the item)
• Clean up and dispose of pet poop ($100 fine per pile)
• If your pet is barking or otherwise being a nuisance to others, you will get one warning. On the second complaint you will be required to remove the pet or vacate the premises. You will forfeit the remainder of your stay and will not receive a refund.
• Must be on leash when out front
• Undisclosed pets are a $500 fine.
• Pet must be approved at time of booking based on above rules, if it does not comply, guest agrees to and will be required to cancel reservation themselves upon Host request without host penalty and will receive a full refund (if done at time of booking)
